The pools around this lake, and those around Delavan Lake with them, are for the most part old. Many went in during the seventies and eighties, most have passed through more than one owner, and each has been repaired by whoever was available at the time. Sooner or later every one of them arrives at the same fork: put money into the pool that is there, or take it out and build the pool the property should have. Getting that call right matters more than any finish selection that follows it.

The difference, stated plainly

A remodel renews everything you touch and see while keeping what holds the water in place. New liner, new coping, resurfaced or rebuilt decking, revised steps, current lighting and pumps. A replacement rebuilds the pool itself - wall system, floor, plumbing - and typically reuses the excavation rather than the pool. The first is a renovation project. The second is a construction project that happens to be in an existing hole.

Owners usually arrive assuming they need the first and asking about liner colours. Roughly half the time that is right. The other half, the pool has been quietly telling them otherwise for a couple of seasons.

What pushes a pool into replacement territory

  • Liners that fail repeatedly, or that never sit properly however carefully they are fitted
  • Walls that have bowed, corroded at the fastenings, or moved out of true
  • Floors that have washed out, heaved, or gone hollow underfoot in places
  • Leaks that get chased, patched, and reappear somewhere adjacent the following year
  • Plumbing of an age and material that no longer justifies digging up a new deck to reach
  • A pool whose depth and outline actively limit how the property gets used

None of these on its own settles it. Two or three together usually do, and reading the walls rather than the water is how we tell a bad season from a pool that has finished.

Why the structure gets assessed before anything else

It is entirely possible to spend a substantial sum on a pool that needed rebuilding, and to have nothing to show for it three seasons later but a newer liner over the same failing wall. That is the outcome an honest assessment exists to prevent. So the first visit looks at the least interesting parts of the pool - the wall line, the fastenings, the floor under the liner where it can be reached, the equipment pad, the way water has moved around the shell - and only then discusses what the finished thing might look like.

Lake properties add their own constraints

Work on a shoreline lot is not the same as work on an inland one. Access is often tighter, the ground frequently slopes toward the water, and shoreland zoning has views about what may be disturbed and how close to the lake. Spoil from an excavation has to go somewhere, and on a narrow lot that somewhere is rarely convenient. These are solvable problems, but they are cheaper to solve on a drawing than in week three of a build, which is why the assessment happens on site.

Working around an owner who is not there

A good share of the properties here are second homes. That changes project management more than it changes construction: decisions get grouped so several can be made in one visit or remotely, progress is documented between visits, and the schedule assumes nobody is available to answer a question on a Tuesday afternoon. It is the normal way work runs on this lake rather than a concession.
